Privacy Policy
This is a courtesy translation. In case of any discrepancy, the Italian version of this privacy notice prevails.
Who processes your data
The data controller is Real Service S.R.L., registered office at Via Riccardo Migliari 13, 19121 La Spezia (SP), Italy, VAT no. 01324210119, which runs the Real Rooms and Real Rooms Dalia guest houses.

We have not appointed a Data Protection Officer: it is not compulsory for a business of our size, which does not process data on a large scale nor special categories of data.
What data we collect, why, and how long we keep it
When you fill in the availability enquiry form
We collect your full name, email address, telephone number, country of origin, arrival and departure dates, number of guests, property and room of interest and whatever you write in the message field.
We need these to reply to you and prepare a quote. The legal basis is the performance of pre-contractual measures at your request: without this information we cannot answer you, so providing it is necessary.
We keep it for two years from the last contact. If the enquiry does not turn into a booking, we will delete it sooner at your request.
The form also records your IP address in unreadable form (converted into a code) in order to limit automated submissions by software. That code deletes itself after fifteen minutes and does not make it possible to identify you.
When you book and stay
We collect the data required for the accommodation contract: personal details, contact details, dates, payment data.
At check-in we are required by law to record a valid identity document for every guest and to report guest data to the Police Headquarters within 24 hours, through the Alloggiati Web portal (art. 109 of the Italian Consolidated Law on Public Security). We cannot accommodate you without this. We do not keep copies of documents beyond the time needed for the report.
We are also required to report the data for the tourist tax to the Municipality of La Spezia, and to keep accounting records for the period set by tax law: ten years.
The legal basis for this processing is legal obligation and performance of the contract.
When you write to us on WhatsApp or by email
We process the content of the message and your contact details in order to reply. If you use WhatsApp, the conversation also passes through the servers of Meta Platforms Ireland Ltd., under its own terms, over which we have no control.
When you visit the site
The server records ordinary browsing data — IP address, browser type, pages viewed, date and time — which computer systems collect in order to run the site and which are kept for the technically necessary time.
Cookies and third-party tools
This site uses no profiling, analytics or advertising cookies. There is no Google Analytics, there are no tracking pixels, there are no advertising banners. That is why you will not find a cookie consent window: there are no cookies to ask about.
The only cookies are technical and necessary ones:

Some content, however, comes from external services, and by loading it your browser communicates your IP address to them:
- Google Maps — the map in the «Where we are» section. It only loads when you open that page.
- Google Fonts — the site’s typefaces.
- Booking.com, wa.me (WhatsApp), golfodrone.it, card.parconazionale5terre.it — only if you click on the respective links.
Google’s own privacy notices apply: policies.google.com/privacy.
Who we share your data with
- Our hosting provider, which stores the site’s data, acting as data processor.
- The Police Headquarters of La Spezia and the Municipality of La Spezia, for the legal obligations described above.
- Our tax adviser, for accounting purposes.
- The authorities, where the law requires it.
If you booked through Booking.com, the data they pass on to us is also processed in accordance with the privacy notice of Booking.com B.V.
We do not sell, transfer or exchange your data with anyone for commercial purposes. We do not carry out profiling and we do not take automated decisions about you.
Data remains within the European Economic Area, except as indicated for the third-party services listed above.
Your rights
At any time you can ask us to:
- know what data we hold about you and obtain a copy of it
- correct it, if it is wrong or incomplete
- erase it, when we no longer have a legitimate reason to keep it
- restrict its use, while we verify an objection you have raised
- receive it in a format readable by another system, or have it transferred
- object to the processing, on grounds relating to your situation
- withdraw consent, where processing is based on consent, without affecting the lawfulness of what was done before
Write to info@realrooms.it: we reply within one month.
Some data we cannot erase on request, because the law requires us to keep it — this is the case for accounting records and reports to the Police Headquarters. In those cases we will explain this to you, citing the relevant provision.
If you believe we are processing your data improperly you can contact the Italian Data Protection Authority (Piazza Venezia 11, 00187 Rome — www.garanteprivacy.it) or the authority of the country where you live.
Security
The site uses a security certificate that encrypts the connection between your browser and the server. Access to the administration area is restricted to us and protected by a password. Enquiries arriving through the form are stored in a non-public area of the site.
Changes
If we change this notice, we will update the date below. Previous versions remain available on request.
